How Long Does It Take to Sell a House in Louisville?
Days on market, time to close and what a slow start really costs, using September 2026 MLS numbers. Updated October 27, 2026.
If you’re planning a move, the real question isn’t just “what will my house sell for?” It’s “when will I have the money, and what will it cost me to wait?” The timeline drives everything else: when to start looking for your next home, whether you need a bridge loan or a rent-back, and how long you’ll carry two sets of bills.
Here’s what the Louisville numbers say right now, and what changes them.
The average Louisville home went under contract in about 28 days in September 2026, or about 41 days counting homes that were taken off the market and relisted. Closing with a mortgage adds about 35 days. Most sellers should plan on 2 to 2½ months from listing to closing, or about 3 months including time to get the house ready. Homes priced right from day one sell fastest; overpriced homes often end up relisted or reduced, which adds time and costs money.

Talk With TamaraKey terms, in plain English
| Term | What it means in plain English |
|---|---|
| Days on market (DOM) | Days from the listing going live to an accepted contract. |
| Cumulative days on market (CDOM) | The same count, but it keeps running if a home is taken off the market and relisted. It’s the more honest number. |
| Under contract (pending) | The buyer and seller have signed a contract, but the sale hasn’t closed yet. |
| Closing | The day the buyer’s loan funds, the deed transfers and you get paid. |
| Months of supply | How long it would take to sell every home for sale at the current pace. Under about 4 months usually favors sellers. |
| Sale-to-original-list ratio | What homes sold for compared with their first asking price. |
How long are homes taking to sell in Louisville right now?
About 28 days to an accepted contract in September 2026, a little slower than a year ago.
Homes are still selling at a steady pace, but buyers have more to choose from than they did in 2025.
| Measure (City of Louisville) | September 2026 | September 2025 |
|---|---|---|
| Average days on market | About 28 | About 27 |
| Average cumulative days on market (with relistings) | About 41 | About 37 |
| Sale-to-final-list ratio | 98.3% | |
| Sale-to-original-list ratio | 96.7% | |
| Months of supply | About 2.9 | |
| Median sold price | $280,000 |
Source: Flexmls, City of Louisville, residential, pulled October 27, 2026.
What this means: about 2.9 months of supply is still a seller-leaning market, but it’s up from about 2.4 months in October 2025. The gap has shown up most in the busy season. In June 2026, homes averaged 25 days on market; in June 2025, about 21.
Why do other sites say 49 or 77 days?
Because each uses its own data and method. Redfin also counts to an accepted contract, but its seasonally adjusted median for May 2026 was 49 days, closer to the MLS’s with-relistings figure (about 42 that month). Clever’s 77 days covers the whole trip: about 42 days on market plus 35 days to close. For planning, use the full timeline below.
What’s the full timeline, from prep to closing?
Plan on about 3 months from the day you start preparing to the day you’re paid.
| Stage | Typical time in Louisville | What happens |
|---|---|---|
| 1. Get ready to list | 2 to 4 weeks | Repairs, decluttering, photos, pricing |
| 2. On the market | About 28 days (about 41 with relistings) | Showings, offers, negotiation |
| 3. Under contract to closing | About 35 days with a mortgage | Inspection, appraisal, loan approval |
| Total | About 2½ to 3½ months |
Illustrative. Closing time: Clever’s Louisville figure is 35 days; ICE Mortgage Technology’s national average was 43 days (early 2025). Cash sales can close in a couple of weeks.
What slows down the “under contract” stage?
Usually the inspection, the appraisal or the buyer’s loan.
- Inspection: the buyer may ask for repairs or a credit, which takes a few days to negotiate.
- Appraisal: if it comes in below the price, the deal can stall while you renegotiate.
- Loan approval: the buyer must receive their Closing Disclosure at least three business days before closing, so certain last-minute loan changes can push the date.
When do Louisville homes sell fastest?
Late spring through early fall. Winter listings take about 10 to 14 more days.
| Month (Oct 2025 to Sept 2026) | Average days on market | With relistings |
|---|---|---|
| June 2026 | 25 | 39 |
| July 2026 | 26 | 37 |
| October 2025 | 26 | 35 |
| November 2025 | 27 | 40 |
| September 2026 | 28 | 41 |
| December 2025 | 31 | 43 |
| January 2026 | 38 | 54 |
| February 2026 | 39 | 63 |
| March 2026 | 40 | 59 |
Source: Flexmls, City of Louisville, residential. Days rounded.
What this means: a house listed in the fall still sells about as fast as one listed in summer. The slowdown starts in December and peaks in February and March, when buyers are fewer. Slower doesn’t mean worse, though. Fewer homes compete with yours in winter. If you’re weighing timing, see whether now is a good time to sell in Louisville.
How long does it take in Shepherdsville, Elizabethtown and Southern Indiana?
Longer than in Louisville. Smaller markets usually have fewer buyers looking at any given time.
| Market (September 2026) | Average days on market | With relistings |
|---|---|---|
| Louisville | About 28 | About 41 |
| Shepherdsville | About 34 | About 50 |
| Elizabethtown | About 46 | About 61 |
Source: Flexmls, residential, September 2026. Small markets swing a lot month to month on a handful of sales.
For Southern Indiana (Jeffersonville, Clarksville, New Albany), the Louisville MLS data I pull captures only a handful of sales, so it isn’t reliable for timing. If you’re selling in Clark or Floyd County, ask me for that county’s numbers before you set a timeline. For the buyer side of these towns, see the Shepherdsville home buying process and the Elizabethtown home buying process.

Get Your Home’s ValueWhat does it cost to sit on the market longer?
Two things: the monthly bills you keep paying, and the price cut that usually comes with a slow sale.
How it works
While your house is listed, you still pay the mortgage, taxes, insurance and utilities. And the longer a home sits, the more likely the price comes down. Across all September sales, Louisville homes sold for 98.3% of their final asking price but only 96.7% of their first asking price. That gap is the average cost of price cuts, and it’s larger for the homes that actually cut.
The math, step by step
Here’s an example seller with a $280,000 home (the September median):
| Step | Math | Result |
|---|---|---|
| 1. Monthly cost to hold the house | $1,500 mortgage + $292 taxes + $290 insurance + $300 utilities and upkeep | About $2,382/month |
| 2. Daily cost | $2,382 ÷ 30 | About $79/day |
| 3. Average extra time from relistings, across all sales | 41 days − 28 days | About 13 days |
| 4. Carrying cost of the extra time | 13 × $79 | About $1,027 |
| 5. Average price-cut gap | $280,000 × (98.3% − 96.7%) | About $4,480 |
| 6. Total cost of a slow start | $1,027 + $4,480 | About $5,500 |
Illustrative. The mortgage payment and utilities are examples; use your own. Taxes use $3,500 a year. Insurance uses the 2026 Louisville-area average of $3,485 a year, which is based on a $400,000 policy, so yours may be lower. A home that actually relists usually loses several weeks, not 13 days, so treat this total as a conservative example.
Price ≠ proceeds. A slow start usually costs more than the extra asking price gains.
Listing $10,000 high to “leave room to negotiate” can cost you more than it gains, because buyers filter by price and skip homes that look overpriced next to the competition.
How do I sell faster in Louisville?
Price it right on day one, make it easy to show and remove surprises before a buyer finds them.
| 1 | Price off recent sales, not active listingsActive listings are what sellers hope for. Sold prices are what buyers paid. |
| 2 | Fix inspection items up frontA pre-listing inspection costs a few hundred dollars and can prevent a renegotiation later. See what to do before selling in Louisville. |
| 3 | Offer a credit instead of a price cut when it helps the buyer moreA closing-cost credit can lower a buyer’s monthly payment more than an equal price cut. See seller concessions: price cut or credit?. |
| 4 | List on a Thursday with your best photosYou catch weekend showings while the listing is new. |
| 5 | Watch the first two weeksIf showings are steady but no offers come, the issue is usually price. If showings are thin, it’s usually price or photos. |
Your next steps
| 1 | Pick your target move dateCount back about 3 months. |
| 2 | Find out what your home may be worthUse recent Louisville sales, not online estimates. |
| 3 | Decide how you’ll handle the overlapSell first, buy first, or negotiate a rent-back. |
| 4 | Get repairs and paperwork done before listingSo the contract stage stays on schedule. |
| 5 | Check the latest numbersThe monthly Louisville market report shows inventory, prices and days on market. |
