  • If the inspection finds issues, you can ask for repairs, a credit or a price change, depending on your contract.
  • If the appraisal comes in low, you can renegotiate, bring more cash, or (with the right contingency) walk away.

Step 7: Insurance and underwriting

Get homeowners insurance quotes on the specific address early. Your lender needs proof of insurance before closing, and the premium goes into your monthly escrow. During underwriting, avoid new credit or large purchases.

Step 8: Close

At closing, you sign the loan documents, pay your cash to close and get the keys. The same Kentucky rules apply as anywhere in the state:
